The law (Law 5100/2024, article 64) keeps a EUR 250,000 tier for a specific category of property, anywhere in Greece. Greek counsel confirms in writing that your suite qualifies before you commit.
Typically within 12 months. Offices outside Athens are much faster than Athens. No one can promise a government date, and we will not.
Long-term letting is allowed. Short-term holiday letting is banned for residency properties under Greek law and carries a EUR 50,000 fine and loss of the permit.
Yes, it is your property. Selling ends the residency, and a later non-EU buyer does not get the EUR 250,000 tier on the same suite. Buy to hold.
The programme package is EUR 300,000: EUR 250,000 is the property price and EUR 50,000 covers furnishing, set-up and the family's permit filings. Greek purchase taxes and state fees are extra and we itemise them before you sign.
Under the Liberalised Remittance Scheme each resident can remit up to USD 250,000 a year, family members can combine if each is a registered co-owner, and the tax collected at source is credited back against income tax. We give your CA a worked note.
Almost everything is done by power of attorney. Each family member visits Greece once for fingerprints.
